In conclusion it was a very active night for Phantom Detectives LLC at Causey Mansion During the investigation the team’s Resonance EM was going off nonstop in the stairs area, as well as the Trip Wire EMF cable. In the library and stairs area the team was getting numerous responses on the Electric Dowsing Rods when Mr. Warner ran them. The library also was a very active location. After the dowsing rod session Melissa and Rick were getting the pendulums swinging at an alarming rate to yes. Psychic Medium Melissa Ferrazzno was picking up on numerous spirits such as the wife of Governor Causey during the Chaires-Warner spirit box session. After the Chaires-Warner spirit box session the team’s Ghostbusters rem pod was going off. It appears the wife of Governor Causey was communicating with the team through Melissa. Causey Mansion appears to have an intelligent haunting behind it, and the spirits here bring a very peaceful vibe. Each team member left with different personal experiences.

Sunny Brae Mansion lived up to its billing as one of the most haunted locations in Milford, DE. The team captured numerous electronic voice phenomena recordings, lots or orbs on some videos, a Paralight Plus going off on the stairs, athermal camera image of an apparition, and more. Psychic Medium Melissa Ferrazzano was picking up on several spirits in the basement including the wife of Edward Monk Davis. She also picked up on the spirit of a servant/maid in the basement area with an apron. In various parts of the Mansion Ferrazzano was picking up on the spirit of a little girl. In the barbershop Rick and Joshua picked up heat signatures of various wine bottles when they were in the room by themselves.

Phantom Detectives LLC investigated the Samuel Miller Mansion on February 16, 2024. During the investigation Rick Warner was able to pick up on a very angry gentleman in the basement from the electric dowsing rods that hated women. There appears to be burial mounds in different parts of the basement of women slaves that could have been connected to the underground railroad. In addition, the team was able to capture a thermal imaging camera image, along with one EVPS. This EVPS appears to have said get out. In the child’s room Psychic Medium Melissa Ferrazzano was picking up on several children that appeared to be very welcoming to the team. During the Chaires-Warner method in the child’s room Ferrazzano was picking up on a little girl and a little boy that could have been related to Samuel Miller. The team classifies this mansion as an intelligent haunting. There is nothing demonic haunting the property but there appears to be an angry older gentleman in the attic, a large shadow figure on the 2nd floor, and another male spirit in the basement. The team will keep open correspondence with the owner of the mansion to keep updated on all the paranormal happenings there.

Phantom Detectives LLC investigated Painted Stave Distilling on Sunday April 28, 2024. During the investigation the team captured several thermal imaging photos, along with several Electronic Voice Phenomena/EVPS, captured activity on the Lighted Dowsing Rods from Mr. Rick Warner and picked up activity on Pendulums around the customer table area. During the Chaires-Warner Spirit Box session in the old movie theater portion Psychic Medium Melissa Ferrazzano was picking up the former owner of the old Smyna Movie House who once worked there. Ferrazzano was also picking up on the late owner’s children who’s wife would watch the children up in the nursery area. Painted State Distilling appears to have a very peaceful vibe. The Distillery appears to have no poltergeist, residual, or demonic haunting at the location. Phantom Detectives LLC would classify Painted Stave Distilling as a intelligent haunting. The spirits appear very eager to interact with the living. Since the place has a very peaceful vibe there is no need to cleanse the place or change anything from how the current owners are running their business there.

On July 6, 2024, Phantom Detectives LLC investigated Southern Bloom Kitchen. Before the investigation Psychic Medium Melissa Ferrazzano was picking up on outlaws that once stayed at the tavern, along with a lady in red who had been seen haunting the second floor. As the investigation started the team was getting numerous responses on their Para-Rem Paranormal Lantern. During the thermal images/digital camera. and emf meter sessions, Melissa took a digital camera photo of a full-bodied apparition. This was captured by an infrared Sony Digital Camera. As the night progressed an EVP was captured during the Pendulum sessions that said “Bing”. There were also numerous responses on the lighted dowsing rods that Lead Investigator/Tech Manager Rick Warner got near the Underground Railroad portion of the basement. It sure was a night to remember, and the team was able to verify the haunting from past organizations that investigated there. The Ovilus 5 also picked up the words “Fire” on it which is spot on with the history. A thermal camera image was also captured.

Phantom Detectives LLC investigated the Black Powder Tavern on Monday September 02, 2024. During the early part of the investigation the team’s Paralight Plus was going off, along with their other motion sensor devices. As the night progressed high EMF spikes were picked up in the Anthony Wayne room, The Valley Forge room, and in the attic of the Tavern. In addition, the team picked up hits on their thermal imaging cameras, and on their SLS Camera in the basement. A full-bodied apparition was caught on both cameras respectively. During the electronic dowsing rod session in the bar area the team found out that there were at least 7 spirits haunting that area. At the end of the investigation the team caught numerous EVPS on their voice recorders, and Psychic Medium Melissa Ferrazano was picking up on a Revolutionary War General. This General was a male, an only child, and his mother’s name was Elizabeth. Team Founder Joshua Chaires conducted historical research on this General and it matched the profile of Baron Von Steuben. Baron Von Steuben was a General from the Prussian Army who was at Valley Forge training the Continental Army. Mr. Von Steuben would drop Black Powder shipments off at the Tavern during the winter of 1777-1778 at Valley Forge.
